There are two homes on the property. One home is the owner’s
residence, while the other home is used primarily as an
office for the owners’ executive recruiting
firm.
The residential home overlooks the pond and fields
and was completed in February of 2000. This home is a one story
ranch of approximately 2700 square feet, plus an oversized 2 car garage
and screened in spa room.
The home was custom designed and constructed with
numerous unique features, including extreme energy efficiency. The
average monthly electric bill is $112.00. This house is totally
electric and that amount includes all HVAC, hot water, spa, lighting and
appliances.
There are several reasons why the monthly bill is
that low. First is in the construction: all walls have
wet blown
cellulose insulation and total
caulking of all pipe, wire, electric outlets and wall switches. Over
the outside sheathing is vinyl siding with high density molded foam
underneath, achieving an R-24 wall. The ceiling has dry blown cellulose
insulation with an R-48 rating, and the floor has R-19 fiberglass.
In addition the area enjoys one of the lowest electric rates in the
country.
Next is the HVAC source, which is a
Water Furnace™ geothermal system. This unit
provides heating and a/c with an efficiency rating of 350%. As a
by-product of air conditioning for 6 months of the year, it provides
free hot water. This hot water is stored in the home’s 90 gallon water
heater. This system has 2 zones, one for the main house, and the second
one for the sunroom.
The windows throughout the house are double pane,
low-e, argon filled casement type. The exterior doors are all wood
grain fiberglass, with lever handles for ease of use. The garage (24’ x
26’), which is completely finished, also has the same insulation as the
main house, as well as 2 insulated overhead doors, with electric
openers. The garage also has a utility sink with hot and cold water, a
ceiling fan, and fluorescent lighting. There are 2 entry doors; one
into the pantry and the other to the covered front patio.
The house foundation is fully insulated as well,
with 2 inches of rigid foam on all the walls. The foundation also has a
french drain system. To insure that there is proper circulation in the
ceilings, the entire hip roof has numerous ridge vents, as well as a
continuous soffit surrounding the entire house. This passive approach
works quite well for achieving low cost air conditioning.
This home has a septic system and county water.
There are 6 outside water faucets and 5 electric outlets. For grounds
illumination there are 6 sets of motion sensor spotlights surrounding
the house. The grounds immediately surrounding the house have been
professionally landscaped with various types of junipers, and a turf
type fescue lawn. There is also a 7’ x 13’ concrete dog run with chain
link fence, accessible from the kitchen. There is a water faucet in the
run.
The interior of the house consists of 3 bedrooms,
including the master suite; 3 bathrooms, eat in kitchen, great room, sun
room, laundry room, mechanical room and small room behind the
entertainment center that affords easy access to the a/v wiring.
The master suite consists of a bedroom that is
cross ventilated with 3 windows, each covered with Hunter Douglas black
out shades. There are twin dressing areas, and “his and hers” bathrooms
on either side of an Aqua Glass shower. Access to the spa room is
through the dressing area. The spa room is screened in and has a water
faucet and electrical outlet, with a drain in the concrete floor.
Bedrooms 2 and 3 are both 13’ x 13’ 7” with a large
fluorescent lighted closet, a ceiling fan with lights and dimmer
switches, and wiring for phone and cable. Both bedrooms have 2 windows
each covered in Hunter Douglas shades and are across the hall from the
guest bathroom.
The 8' x 9' laundry room has a built in
ironing board and plenty of room for storage. Included is a Maytag
Neptune front loading washing machine and Neptune dryer. There is a pass
thru window that opens into the master bedroom.
The large kitchen (15’ x 20’) has a bow window in
the dining nook for great views of the pond and fields. This window
also has Hunter Douglas shades. The cabinets are genuine oak with such
amenities as an appliance garage, lazy susan shelving and many pull out
drawers. The kitchen includes a computer desk with many electric
outlets. The kitchen sink has an instant hot water faucet (190°).
Adjoining the kitchen is the great room (22’ 6” x
26’ 6”), which also has a fantastic view of the pond and fields. The
great room is accessed through the front door or the walk-in pantry
(leading in from the garage) or the sun room. There are two ceiling
fans with lights and dimmer switches and a built-in entertainment
center, which has a small room behind it to facilitate wiring. The walls
and floor are wired to accommodate surround sound. There are also phone
and cable jacks in the entertainment center.
The walk-in pantry (6 ˝ ‘ x 15’) is adjacent to the
garage and a 16 cu ft freezer is included. This makes it a simple
task to put away groceries after a shopping trip. There are abundant
wire shelves and drawers for storage, in addition to numerous electric
outlets. For illumination there is a window, as well as fluorescent
lighting.
The sun room (12’ x 23’), extends 12’ out from the
house, allowing for windows on 3 walls. There are 10 windows in this
room resulting in a fabulous 180° view of the pond and fields. This is
our favorite room. The sun room has its own HVAC zone. There are two
ceiling fans with lights and dimmer switches. The room is wired for
stereo sound. The exterior door leads out to the patio.
The mechanical room is the service center for the
entire house. It contains the Water Furnace ™ geothermal system, a 90
gallon Rheem Marathon water heater (with lifetime guarantee), a whole
house water filtration system, the water main shutoff valve, whole house
surge protection system (for phones as well as electric) and the 200 amp
service panel.
