The property consists of 100.64 surveyed acres with
approximately 75 acres in fields and the balance in woodlands. Species
include: oak, maple, hickory, birch, sumac and dogwood. There is some
marketable timber.
The field contours are level to gently rolling; the
property has a secluded nature and quaint rural charm.
Approximately 50 acres of fields have been in the
Conservation Reserve Program
for the last 20
years. In 1997 all fields were converted from fescue to
native warm
season grasses, legumes and wild flowers. Some of the species include: big bluestem, little
bluestem, Indian grass, switch grass, side oats gramma and partridge
pea.
Prescribed burning of approximately 35-40 acres was
last performed in February of 2008. The firebreak was then sowed with
clover, lespedeza and sorghum. The fields and woods are laid out so
that there is 8-10 miles of “edge” for dog training and hunting. All
adjacent farms are also in CRP. This property has been intensively
managed for wildlife since 1994, when it was purchased by the current
owners. Some of the species include: deer, turkey, quail, woodcock,
dove, rabbit and squirrel; including 5-6 coveys of wild quail. There
are 3 “Covey Base Station”® quail feeders in the fields in addition to a quail “Johnny House.” The
property is home to a large variety of birds, from a large great horned
owl to the tiny hummingbird.
There is a 3 acre stocked pond, and is 16 feet at
its deepest point. The pond contains largemouth bass, channel catfish,
bluegill and hybrid grass carp. There are two graveled areas for boat
launching. The pond attracts wildlife from all over during early
morning and evening for some great viewing from the house. Each
February we have a pair of nesting geese, who remain until, April when
the goslings are old enough to leave.
While this property is very private, it is not
remote. With 880 feet of road frontage on U.S. Highway 60, it is only
2 miles from the town of Salem.
For those who enjoy golfing in addition to hunting
and fishing, the
Deer Lakes 18 hole championship course
is right next door. This property and the golf
course share a common border, Sandy Creek. While the golf course
adjoins this property, privacy is assured due to the numerous trees
growing on both sides of the creek. This property is ideal for
hunting, fishing, dog training, nature walks, or some great golfing
right “next door.”
